How it works and good to know
The housing cap is min(10% a year, base rate + 2%) under Article 7-2 of Korea’s Housing Lease Protection Act and Article 9 of its Enforcement Decree; the commercial cap is min(12% a year, base rate × 4.5) under Article 12 of the Commercial Building Lease Protection Act and Article 5 of its Enforcement Decree. The Bank of Korea base rate is prefilled at 3.00% (decided 2026-08-27) and can be edited. Monthly rent = (jeonse − deposit) × rate ÷ 12 and jeonse = deposit + rent × 12 ÷ rate, dropping amounts below one won. The cap applies when a deposit is converted to rent during a lease or at renewal; there is no cap from rent to jeonse. The renewal check combines deposit and rent at the conversion rate as a reference. This is not legal advice.
